The electrical panel is where your home’s incoming power splits into the individual circuits that feed your lights, outlets, and appliances. Each circuit gets a breaker sized to protect the wire behind it.
People use a few of these terms interchangeably, though the differences matter:
- Panel, load center, panelboard, breaker box: All the same object. “Load center” is the trade term, while “panelboard” is the code term.
- Fuse box: Older equipment using screw-in or cartridge fuses. Not automatically unsafe, but often overfused and too small for a modern household.
- Subpanel: A smaller panel that feeds off the main one, often in a garage or addition. Subpanels follow different rules, so a lot of defects show up there.
- Meter base: The utility’s metering enclosure ahead of your panel. Usually outside an inspector’s scope, though we note visible damage.
What a Home Inspector Checks in an Electrical Panel
Once the cover comes off, we work through the same four areas every time: the panel itself, the breakers and their connections, the grounding and bonding, and the clearance around it.
Most of what ends up in a report comes from the middle two, because that is where previous work tends to leave its mark.
The Panel and Its Rating
First we record the service rating, commonly 100, 150, or 200 amps, then check whether the panel suits the home it serves. The enclosure comes next: rust, moisture staining, scorching, or heat discoloration. We also confirm the cover and dead front are intact, with no open knockouts exposing energized parts.
Finally, the panel schedule matters more than most people expect. An unlabeled or wrongly labeled panel is a real finding, because nobody can shut off the right circuit in a hurry.
Breakers and Their Connections
This is where most defects live.
- Double-tapped breakers: Two conductors crammed under a terminal that should hold one. Common, easy to miss, and always reportable.
- Breaker and wire mismatch: A 30-amp breaker protecting 14-gauge wire means the wire can overheat before the breaker ever trips.
- Loose, corroded, or overheated connections: Discoloration on a lug or conductor is a warning sign.
- Aluminum branch wiring: Common in homes from the mid-1960s to mid-1970s, and it needs specific connection methods.
- Missing AFCI and GFCI protection: Where current standards call for it.
Grounding and Bonding
A main panel bonds the neutrals and grounds together. A subpanel must keep them separate, on isolated bars, with the bonding screw out. Getting this backwards ranks among the most frequent findings we write up, and it stays invisible until someone takes the cover off.

Clearance and Access
Code calls for working space in front of a panel: roughly 30 inches wide, 36 inches deep, and 6 feet 6 inches high. So we flag panels buried behind shelving, stuffed into storage closets, or blocked by a water heater.
The same goes for panels in places they should never sit at all, like bathrooms or clothes closets.
Panel Brands With a Documented History of Problems
Some panels have a reputation. However, accuracy matters more here than drama, so here is what the record actually shows.

The honest position, and the one we put in a report: these panels have a documented history of reported failures; none of them was recalled, and the right next step is evaluation by a licensed electrician. Anyone telling you a panel brand guarantees a fire is overstating what the record supports.

What an Inspection Cannot Tell You
Being clear about scope is what makes a report worth trusting.
A home inspection is visual and non-invasive. We remove the dead front when conditions allow and report what is visible. Inspectors do not test breakers, perform load calculations, measure amperage draw, energize or de-energize circuits, or verify conductor sizing beyond what can be seen. We cannot tell you how many years a panel has left, and no inspector can.

Signs Your Panel Needs Attention
- Breakers that trip repeatedly on the same circuit
- A burning smell, buzzing, or crackling at the panel
- Warm or discolored breakers, or a warm cover
- Lights that dim when a large appliance starts
- Rust or moisture inside the enclosure
- A fuse box, or a panel you know has never been evaluated
- You suspect that the panel is from a manufacturer with known problems
